Mold remediation after water damage costs $1,200-$3,750 for most jobs (average about $2,300), priced at $10-$25 per affected square foot. Small patches are DIY-viable; anything over about 10 square feet — per EPA guidance — belongs to a pro.

Mold removal after water damage: 2026 cost ranges

Cost by affected area

Mold remediation cost by affected area size
Affected areaTypical 2026 costApproach
Under 10 sq ft$100 – $500 (DIY) / $500 – $1,500 (pro)Surface cleanup, fix moisture source
10 – 30 sq ft$500 – $1,500Containment + removal of affected drywall

100+ sq ft / HVAC involved$4,000 – $15,000+Extensive demo; duct cleaning if spread

Why “kill it with bleach” fails

Bleach whitens surface mold but does not penetrate porous drywall or wood where roots live — and adds moisture that feeds regrowth. Remediation = fix the water source, contain the area, REMOVE colonized porous materials, HEPA-clean, and verify. Skip the source fix and you are renting the mold, not evicting it. That is why our water damage guide hammers same-week drying.

Professional mold remediation process step by step

What a legitimate pro does (and quotes)

Inspection with moisture readings → containment with negative air pressure → removal of affected materials in sealed bags → HEPA vacuuming and antimicrobial → clearance verification → only then rebuild. Red flags: “fogging only” solutions, no containment plan, pressure to sign same-day, and testing sold by the same company that remediates (conflict of interest — independent testing runs $250-$700 when genuinely needed).

Insurance and mold

If mold flows from a covered sudden water loss, cleanup is usually covered but capped ($1,000-$10,000 depending on the policy). Mold from long-term leaks or humidity is excluded. Document the water event that caused it — the causal chain is your coverage: insurance guide.

FAQ

Do I need mold testing first?

Usually not for visible mold — EPA says if you can see it, remove it; testing rarely changes the plan. Testing earns its cost for hidden-mold suspicion or clearance after big jobs.

Is black-colored mold automatically dangerous?

Color does not equal species or toxicity. All indoor mold gets removed the same careful way — do not pay a premium for the word “black.”

Attic mold quotes came in at $4,500. Fair?

Attics run $1,000-$7,000 because of access and sheathing area. Two more quotes will tell you if $4,500 is your market’s middle.
